We are currently seeking a dedicated and proactive Maintenance Supervisor to oversee the upkeep and maintenance operations across our properties.
As a Maintenance Supervisor, you will play a crucial role in ensuring the physical integrity of our properties, including residential units and commercial buildings. You will supervise and lead a team of maintenance staff, coordinate with vendors, and ensure that all maintenance tasks are performed efficiently, on schedule, and in compliance with industry regulations.
Responsibilities:
- Lead and manage the maintenance staff, providing training, guidance, and support to ensure high performance and professional development.
- Regularly inspect sites, buildings, and units to identify potential issues and required maintenance to ensure the physical integrity of the properties.
- Review work orders and allocate tasks and workloads efficiently, ensuring timely completion of all assignments.
- Collaborate with vendors and suppliers to obtain competitive pricing while ensuring quality standards are met.
- Obtain and review bids, contracts, and service agreements to ensure favorable terms and accurate execution of work.
- Supervise repairs and special projects, ensuring they are completed on time, within budget, and to the highest quality standards.
- Maintain accurate inventory of supplies and equipment, ensuring proper storage and usage.
- Ensure compliance with health and safety regulations, fair housing practices, and all relevant City, State, and Federal regulations.
- Establish and implement preventative maintenance workflows, conduct inspections and proactively address issues before they arise.
- Perform routine property safety inspections to ensure a safe environment for residents, staff, and visitors.
- Develop and maintain a comprehensive Maintenance Policy and Procedure Handbook for standardizing practices and procedures.
- Assist in the creation of annual budgets, monitor expenses, identify variances, and implement corrective actions where needed.
- Perform other maintenance-related duties as assigned, ensuring the properties remain in optimal condition.
Qualifications:
- Proven experience as a Maintenance Supervisor or in a similar role within property management or facilities maintenance.
- Strong leadership skills with the ability to motivate and manage a diverse team.
- Excellent organizational and time-management skills, with a keen eye for detail.
- Knowledge of building systems, maintenance procedures, and safety standards.
- Ability to effectively communicate with vendors, staff, and residents.
- Strong problem-solving and decision-making abilities.
- Previous experience with budget management and cost control is a plus.
- Valid driver’s license and ability to travel to various properties as needed.
