As we grow, we're looking for a driven and experienced Regional Property Manager to lead our on-the-ground property management teams and help us raise the bar across our entire portfolio.


The Role

The Regional Property Manager is a leadership position responsible for the oversight, performance, and development of a portfolio of residential properties and the Property Managers who run them. You'll serve as the key link between leadership and site-level operations, ensuring that our properties are well-maintained, our teams are supported, and our residents are receiving an exceptional living experience.

This role requires a hands-on leader who can think strategically and execute operationally,  someone equally comfortable reviewing financial reports, coaching a Property Manager through a tough tenant situation, or walking a property to assess its condition.


Key Responsibilities

Leadership & Team Development

• Directly supervise and mentor a team of Residential Property Managers across multiple sites

• Conduct regular one-on-ones and field visits to provide coaching and accountability

• Identify training needs and develop team members' skills in operations, leasing, tenant relations, and compliance

• Onboard and manage performance for direct reports

• Foster a positive, high-performance team culture aligned with BMP's values


Portfolio Operations

• Oversee day-to-day operations across the regional portfolio, ensuring consistent standards at every property

• Conduct regular property inspections and follow through on action items to maintain asset quality and compliance

• In conjunction with the Maintenance Supervisor, monitor maintenance workflows, vendor relationships, and capital project coordination across sites

• Ensure all properties meet or exceed local, state, and federal regulatory requirements

• Serve as an escalation point for complex tenant issues, legal matters, and operational challenges


Financial Oversight

• Review and analyze financial performance reports across the portfolio, including rent rolls, delinquency reports, and operating budgets

• Work with Property Managers to drive occupancy, reduce turnover, and maximize NOI

• Identify and escalate budget variances and support corrective planning

• Collaborate with the team on rent collection performance, expense management, and financial reporting


Owner & Stakeholder Relations

• Serve as a senior point of contact for property owners, providing regular updates on property performance and key issues

• Support leadership in client reporting, portfolio reviews, and strategic planning

• Represent BMP professionally in all owner, vendor, and community interactions


Leasing & Marketing Oversight

• Monitor leasing activity, occupancy trends, and marketing effectiveness across the portfolio

• Collaborate with Property Managers and marketing staff to implement strategies that drive traffic and lease-ups

• Assist in the process to review and approve pricing strategies, concessions, and lease renewal terms


What We're Looking For

• 5+ years of residential property management experience, with at least 2 years in a multi-site or supervisory role

• Proven ability to lead, develop, and hold accountable a team of property management professionals

• Strong financial acumen, comfortable with budgets, P&L analysis, and performance reporting

• Solid knowledge of landlord-tenant law and fair housing regulations

• Proficiency with property management software (e.g., AppFolio, Yardi, or similar)

• Exceptional communication skills, written, verbal, and interpersonal

• Highly organized with the ability to manage competing priorities across multiple properties and teams

• A customer-service mindset combined with the decisiveness to make tough calls when needed

• Valid driver's license and willingness to travel regularly within the region


Bonus Points If You Have

• A degree in Business, Real Estate, Property Management, or a related field

• CAM, ARM, CPM, or other relevant professional certification

• Experience managing a mix of property types 

• Experience growing or scaling a property management operation
